Impact of Reduced Property Values

With the recent reduction in real estate values across the country, many homeowners and commercial real estate investors are paying property taxes that are based on inflated real estate values. The process of petitioning the Value Adjustment Board (VAB)

  1. Initial analysis of all aspects related to our clients’ property taxes.
    • While representing our clients in reducing their property taxes, we thoroughly analyze all aspects relevant to our clients’ property taxes, including but not limited to researching and reviewing current asking prices for properties comparable to our clients’ properties as well as recent sales.
  2. A petition to the VAB must be filed within 25 days from when the Notice of Proposed Taxes (TRIM Notice) was mailed to the property owner.
  3. A hearing will be scheduled before the VAB, where evidence supporting the reduction of the property owners’ property taxes will be presented.
  4. The VAB may make a final decision at the hearing or may meet later to make the final decision concerning the assessed value of the property.
